While the identification of environmental hazards such as lead based paint, asbestos, radon and mold requires lab analysis and is excluded from the New York State Standards of Practice, if your inspector has reason to suspect a visible product contains a harmful substance, it will be noted in the report.  Since elevated levels of radon are known to exist in Western New York, Nook & Cranny Home Inspections offers radon measurement services.

Pre-Purchase Inspections

A pre-purchase inspection, or buyer inspection, is a visual process where all of the items typically used within a home are inspected to verify proper operation. Doors and windows are opened and closed, roofing materials are inspected, plumbing fixtures are operated, electrical and structural components are evaluated, air-conditioning and heating systems are observed and much more.  Upon completion of the inspection, a detailed report will be reviewed and given to you.

Pre-Listing Inspections

A pre-listing inspection, or seller inspection, is identical to a pre-purchase inspection, but is performed for a home owner to illuminate possible problems that may negatively affect the home's selling price or hinder a timely sale.  Information gathered during the inspection also assists sellers with writing the required full disclosure statement.  Having a pre-listing home inspection can give you that "extra little something" needed in a challenging market.

Radon Measurement Services

Radon Measurement Services are recommended by the Environmental Protection Agency (EPA) for all homes.  Radon is an colorless, odorless radioactive gas that comes from the naturally occuring uranium in soil.  Since homes sit on soil, this gas enters the home and can pose a risk to the occupants, depending on its concentration.  To serve clients better, Nook & Cranny Home Inspections uses RTCA's E-Smart continuous radon monitor, which means that radon levels are known within minutes of the test's conclusion instead of days later.  In homes that have radon concentrations above 4 pCi/L, the Environmental Protection Agency (EPA) recommends action be taken to reduce indoor radon concentrations.

Pre-Warranty Expiration Inspections

Warranty inspections are performed during the 11th month of your 1-year Builder Warranty.  The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a detailed completed report at the end of the inspection.
